You receive introductions to landlords who have already been assessed against the requirements of housing association occupation. Property condition, EPC rating, and landlord willingness to let to supported residents are confirmed before you see the property.

Schedule of condition on every property

You get a documented schedule of condition before occupation. This protects your organisation at the end of the licence period and gives your team clear reference for the property’s baseline state.

How your supply relationship works in practice

Step 1 — Needs assessment. You outline your resident profile: property size, bedroom count, location, any specific requirements. We confirm whether your requirements sit within current stock or require a build-out period.


Step 2 — Landlord sourcing. We identify, approach, and negotiate with private landlords whose properties match your profile. You are not involved in this stage. You receive a property confirmation once a landlord is secured and the lease is agreed.


Step 3 — Property preparation and handover. Schedule of condition completed. Any agreed works arranged. Your team receives the property ready for resident placement. Keys, compliance certificates, and documentation handed over.


Step 4 — Ongoing management. THS manages the landlord relationship for the duration of the licence. Your team manages residents. Any landlord-facing issues are handled by us. You deal with a single point of contact — not an individual landlord with their own expectations and demands.
