What changes for AST landlords in 2025

The Renters' Rights Act 2025 makes three fundamental changes. Every one of them removes certainty from landlords operating under Assured Shorthold Tenancies.

Section 21 is gone.

No-fault evictions no longer exist. Want your property back? You now need to prove grounds under Section 8 in tribunal. The burden of proof is yours — and the process is longer, costlier, and less certain than anything that came before.

No more fixed terms.

All AST tenancies become periodic from day one. Rolling, open-ended. You no longer have a date when you know you're getting your property back. Planning around occupancy just became structurally harder.

Rent controls.

One increase per year, via prescribed notice only. Tenants can challenge it at tribunal. You lose the flexibility to manage income against rising costs — and the process now favours the tenant.

Unless your property sits outside the Housing Act entirely.

The legal distinction that protects you

We don't use ASTs.
We never have.

When you lease to Total Housing Solutions, the tenant on your lease is Total Housing Group — a company. Not an individual. Not a private tenant.

The Housing Act 1988 doesn't apply to corporate tenancies. Neither does the Renters' Rights Act. Neither does Section 21 — because there is no AST to apply it to. What governs your agreement is contract law. Not housing legislation.

Your lease terms — including the fixed term, the fixed rent, and your exit conditions — remain exactly as written. The Act cannot touch them.
